2811 McKinney and 3400 Carlisle, totaling 170,476 square feet, was acquired by QIP in April 2014. This acquisition was a unique opportunity to acquire in-fill, stabilized assets located in the heart of Dallas’ premier submarket, Uptown. At the time of acquisition, the portfolio was 98% leased to 40 tenants from a diversified mix of national, regional and local tenants with an average remaining lease term of 4.1 years. In-place rental rates were 13.4% below market, presenting an excellent opportunity enhance value through rolling existing leases to market rental rates.
