At the time of acquisition, the property was 78.5% leased to a diverse and stable roster of small to mid-sized tenants. Built in 1983, this boutique office tower is located on Ross Avenue in the Arts District micromarket of Dallas’s Central Business District. Significant value creation opportunity exists through stabilizing existing vacancy with a comprehensive speculative suite program, rolling current tenants to market, and incorporating new tenant amenities.
